Cash, Venmo, or Zelle — whatever's easiest for you. Payment is due after the job is complete and you've had a chance to look everything over. I won't ask for payment until you're satisfied.

Yes! If you need more than one or two services, the full package (driveway + patio + sidewalk + fence) starting at $130 will save you $40 or more compared to booking each separately. It also saves you the hassle of scheduling multiple visits.

If a job is significantly larger or dirtier than average, I'll let you know when I give you the quote — before I start anything. No surprise charges after the work is done. Ever.

Usually within the same week! I'll confirm your booking within a few hours and we'll find a time that works for you. Summer is my busiest season so the earlier you book, the better.

Nope! As long as I can access the areas you want cleaned, you don't need to be there. Just leave any gate codes or special instructions in the booking notes and I'll take care of everything. I'll text you when I'm done.

Light rain is usually fine — pressure washing in light rain can actually help! But if there's a heavy storm, I'll reach out and we'll reschedule for the next available day at no extra charge.

A single driveway usually takes 30–60 minutes. A patio or deck is similar. The full property package takes 2–3 hours depending on the size of your property. I'll give you a time estimate when I confirm your booking.

Monday through Saturday, 8am to 5pm. I'm off on Sundays. Book any time and I'll confirm a slot that works for both of us.

Driveways (concrete, asphalt, pavers), patios and decks (wood, composite, concrete, brick), sidewalks and walkways, fences (wood, vinyl, metal), and trash cans. Not sure if your surface qualifies? Just ask — I'm happy to take a look.

Not when done right! I use the correct pressure settings for each surface. Concrete can handle high pressure, while wood decks need a gentler touch. I know the difference and always adjust to protect your property.

For most jobs, plain water and high pressure does the trick. For stubborn stains like oil or heavy mold, I may use a mild, eco-friendly detergent. I'll always tell you what I'm using and it's safe for your plants, pets, and lawn.

I'm careful around landscaping. I'll pre-rinse plants near the work area and make sure runoff doesn't pool in garden beds. Your yard will be in good shape when I leave.

I blast out the inside and outside of your bins with high-pressure water, removing grime, residue, and odor-causing buildup. It's $10 per can, or 2 cans for $15. After cleaning, your bins will look and smell way better — it makes a bigger difference than you'd expect!
